How this helps your business

To check an EPC, enter the postcode in the tool above and select the address: the certificate comes straight from the Department for Housing, Communities and Local Government's Energy Performance of Buildings Register. What the official search will not do, and this tool does, is put the result in context. A band D means very little on its own. A band D that ranks 9th out of 12 buildings on the same business park, three points behind the street average, is a number you can take to a landlord, a board or a lender.

The context matters commercially in three places. If you lease your premises, the Minimum Energy Efficiency Standard has required privately rented non-domestic property in England and Wales to reach at least band E since 1 April 2023, so a band F or G is a live compliance problem for your landlord and a lever in a rent review. If you own the building, the rating feeds directly into valuation and into lender due diligence. If you report on carbon, the certificate carries the floor area, main heating fuel and modelled energy use per square metre that most reporting frameworks ask for.

The honest caveat is that an EPC rates the building, not the deal you signed. Improving the fabric cuts the kilowatt-hours you use, which takes capital and time. Your unit rate and standing charge are set by your contract, which can be tendered across the whole market in days at no capital cost, and that is almost always the faster saving. Across the contracts we tender, the saving is typically 15 to 30%. The sensible order is to fix the price of the energy you are buying now, then work the EPC recommendations down over the following years so you are buying less of it.

Once you know the rating, the next question is what it costs you. Compare your business electricity and business gas contracts, size an on-site array with the commercial solar review if the assessor recommended photovoltaics, and put the fabric work in sequence with the net zero roadmap planner. To see what the building is actually doing half-hour by half-hour rather than what the model says it should do, look at energy monitoring.

What is an EPC?
An Energy Performance Certificate rates how energy efficient a building is on a scale from A to G, and it is a legal requirement when a building is built, sold or let. Commercial buildings get a non-domestic EPC produced with SBEM, which reports an asset rating where a lower number is better and 0 is a perfect score. Homes get a domestic EPC produced with SAP or RdSAP, which reports a score out of 100 where a higher number is better. The two scales are not interchangeable, so this tool only ever compares a commercial building against other commercial buildings and a home against other homes.
How do I find my EPC by postcode?
Enter your postcode in the tool above. It queries the government's Energy Performance of Buildings Register directly and lists every building at that postcode with a lodged certificate, separated into commercial buildings and homes. Select your address and the tool returns the band, the rating, the floor area, the main heating fuel, the assessment date and the expiry date, alongside a comparison against the rest of the street.
How does my EPC compare to the rest of my street?
That is the part the official search will not tell you, and it is what this tool is built for. Once you pick your address, it pulls the rating for every other certificate at the same postcode on the same register, then reports your rank, the street average, the percentage of neighbours you beat, and the full distribution of bands. A band D that sits mid-table on a street of Ds is a very different commercial conversation from a band D surrounded by Bs.
How long does an EPC last?
Ten years from the date it is lodged on the register. An expired certificate does not have to be replaced immediately, but you need a valid one to sell or let the building, and a certificate approaching ten years old is usually out of date on the improvements that have been made since. The tool flags expired certificates in both your result and the street table.
What EPC rating does a commercial property need to be let?
Since 1 April 2023, privately rented non-domestic property in England and Wales must reach at least EPC band E under the Minimum Energy Efficiency Standard, and that applies to continuing tenancies, not only new ones. A landlord who cannot reach band E after making all the relevant improvements must register an exemption on the PRS Exemptions Register before continuing to let. The government has consulted on raising the non-domestic minimum above band E, but no higher standard is in force today.
Is the EPC data on this page official?
Yes. Every figure comes live from the Department for Housing, Communities and Local Government's Energy Performance of Buildings Register through its official API, published under the Open Government Licence. Nothing is estimated or modelled by us. The register covers England and Wales; Scotland and Northern Ireland run separate registers that this tool does not query.
Does a better EPC mean a cheaper energy bill?
It helps, but the two are separate levers and the bill is usually the faster one. An EPC measures the fabric and services of the building, so improving it cuts the kilowatt-hours you consume, which takes capital and time. Your unit rate and standing charge are set by the contract you signed, which can be tendered across the market in days at no capital cost. Most businesses see the largest and quickest reduction from fixing the contract first, then use the EPC recommendations to bring consumption down over the following years.
Can I download the EPC result as a PDF?
Yes. Every result has a Download PDF button that produces a one-page report carrying the official A to G rating chart, the certificate detail, the full street league table and the assessor's recommendations, with the Open Government Licence attribution on the page. It is built for forwarding to a landlord, managing agent, lender or board without anyone needing to repeat the search.
Can I share a result and compare buildings with someone else?
Yes. Each result has its own web address, so the share buttons and the copy-link button hand over a link that reopens the same building rather than an empty search box. Send it to a colleague, or compare your building against another postcode by running a second search and sharing both links.
Is the plain-English summary written by AI?
Yes, and it is limited on purpose. The overview is generated by an AI model that is given only the figures already shown on the page, taken from the government register, and is instructed that it may not introduce any number that is not in them. It summarises and compares those figures; it does not research the building, estimate savings or add outside data.
